How does concrete leveling work? 

Basically, concrete leveling is the process of raising broken or sunken concrete slabs by filling in the area underneath them with a polyurethane foam material. We inject this material through coin-sized holes drilled in the concrete, raising the slab until it is level with the surrounding surfaces. Once everything is leveled off, we fill in the holes with matching concrete.

What is the difference between poly jacking and mudjacking? 

The process of polyjacking (what we do) and mudjacking is exactly the same, except the material pumped through the holes to fill in the void and level the concrete is different. We use a foam made from polyurethane to complete this process, which is much more durable and long-lasting than the mud-based material used in mudjacking. Our poly foam material also dries almost instantly so you can walk on the surface right away. Mudjacking takes several hours – even a day or more – to dry.

    Is it cheaper to just rip out and replace the concrete?
    Nope! Concrete leveling, even for a large commercial space, generally costs less than half of what you would pay to demolish, remove, and re-pour concrete for the same surface area. Additionally, ripping out concrete is a really messy, time consuming job and waiting for new concrete to dry can take days. Concrete that has been repaired through poly leveling provides almost instant gratification – you don’t need to wait for anything to dry to use the surface!

    What causes concrete to break and sink?
    While concrete is a really strong material that can withstand a lot, mother nature can really take its toll. The movement of soil underneath the concrete is usually the culprit. Soil under concrete is there to support the concrete and keep it level, but erosion, settling, and expansion from groundwater – particularly in a place with lots of precipitation like Houston – can take away that support, causing concrete to become unlevel and sometimes break and crack. So, the concrete needs a new, strong material underneath it to become level again and stay that way.

    What is “void filling”?
    Void filling is a term that refers to filling an empty space under a slab of concrete. This empty space used to be filled with soil but that soil has either been washed away by groundwater or precipitation or has settled and compacted, leaving air between itself and the concrete. We fill that void by drilling small holes in the concrete and injecting a super poly foam material. We provide both commercial void filling and residential void filling services to the greater Houston area.

    Could rodents or pests be the cause of unlevel concrete?
    Yes – digging rodents like moles or gophers can sometimes cause soil movement that leads to broken or sunken concrete.

    How long does the concrete raising process take?
    The length of the job depends on the size of the area being repaired. A small area can take as little as an hour while a larger job like a warehouse floor could take up to a day. Luckily, though, once the repair is complete, you don’t need to wait for anything to dry to be able to use the surface again right away!

    Do I need to be present while you work?
    If the job to be done is outside your home or building, like a sidewalk, driveway, or loading dock stairs, you do not need to be present. The only reason we would need you to be present for a leveling job on the interior of your home or building is to let us into the premises.

    Will concrete leveling be loud or cause a lot of dust? 

    You can expect the concrete leveling process to be about as loud as a lawnmower when we are actually injecting the polyurethane material. You can also expect a small amount of dust with a concrete leveling job – because we need to drill holes in the concrete, dust is a natural side effect. On the rare occasions we need to saw or grind concrete to complete the job, more dust is made but we mitigate it by using water while we work.

    Will the process of concrete raising cause damage to surrounding landscaping? 

    We do everything we can not to disturb any surrounding landscaping while we work. However, if it is an especially wet day and the soil is very soft, it is possible that our equipment will cause minor ruts in the soil.

    Can concrete leveling actually damage concrete more? 

    On rare occasions, leveling concrete does lead to additional cracking or expansion of cracks that already existed but were not visible from the top of the slab. We have a lot of experience providing expert commercial concrete leveling and residential concrete leveling to customers in greater Houston so we know all the tricks for reducing the risk of additional cracking occurring while we work.

    Will I notice the holes you drill in the concrete? 

    In order to inject the poly foam under the concrete, we do need to drill small holes in the concrete slab. The number of holes we drill depends on the size of the area we are working on. When we are done filling under the concrete, we will patch the holes using new concrete. The patches will likely be noticeable on older concrete since weather and wear and tear causes discoloration on concrete over time and the material filling the hole will be new concrete. Over time, the color will even out. For colored or patterned concrete, we do everything we can to match the patched concrete so it is not noticeable.

    How can I prevent sunken or broken concrete in the future? 

    There are a few ways you can maintain the integrity of your property’s concrete: Promptly fill and patch holes or cracks that appear and ensure water drains away from your building and away from any concrete surfaces. Doing these two things will help keep the soil underneath the concrete compact and level, though there are other factors like rodents and just general wear and tear over time that are less controllable.

    Can you lower concrete to match the slabs around it? 

    Polyjacking is a method that specifically raises concrete – it does not lower it. If you have a concrete slab that is higher than others, we can help by raising the slabs around it. You can also hire a concrete grinder to grind down the high slab.

    Can you deal with tree roots that have caused issues with my sidewalk concrete? 

    We can almost always help if a tree root is the cause of unlevel concrete. If the root has caused soil movement that has sunken or caused a void below it, we can fill the void and get the concrete level again. However, when a tree root has pushed your concrete upwards, it is much more difficult for us to fix.

    What is concrete grinding and do I need it? 

    Concrete grinding is literally the process of grinding down a concrete slab to make it level with surrounding slabs. Grinding is a good strategy for slabs that can’t be fixed using polyjacking and is another cost-effective alternative to replacing concrete.

    Is concrete leveling a permanent fix? 

    You can expect the results of our polyjacking and concrete leveling services to last for many years. Poly foam is an extremely durable material that is not prone to erosion or movement like traditional mudjacking material. While we can’t stop all soil movement, polyjacking is a long-term fix for broken or sunken concrete.

    What type of maintenance can I expect? 

    In order to maintain the long-term integrity of newly leveled concrete, you may need to perform some minor maintenance like rerouting water drainage or filling cracks that appear. We are happy to walk you through what to expect in terms of maintenance when you call us for a quote and to schedule your service.

    I’ve noticed sunken or broken concrete – should I be concerned about a larger problem? 

    Most surfaces that require concrete leveling have nothing to do with the structural integrity of your home or building. Sidewalks, driveways, and garage floors are not part of your home’s foundation so you don’t need to worry if these surfaces require concrete leveling. A larger concern is water damage and soil erosion that has caused movement or cracking in your home or building’s actual foundation – however, that’s what we are here for! Polyjacking can work for many if not most concrete foundation sinking and cracking issues.

    Do I need a building permit to hire a polyjacking service? 

    Nope! Polyjacking does not require a building permit. It doesn’t matter if you need pool deck leveling, house leveling, steps raised, or a garage floor leveled… no permit needed.

    Can I DIY a concrete leveling project? 

    While some very adventurous and experienced DIYers can do this themselves, concrete leveling is not a simple job. It requires lots of machinery and materials to accomplish correctly.
